- Frequency: 4 Comprehensive Visits per month performed weekly.
- Monthly Rate: $350
- Property Oversight: Full 10-Point Home Inspection (see attached) per visit.
- Trash Management: Weekly bins moved to/from curb for scheduled pickup.
- Vehicle Maintenance: Weekly engine turnover, dashboard diagnostic check, and tire pressure monitoring.
- Mail & Package Care: Weekly mail retrieval; mail collected forwarded upon request.

Tier II Home Maintenance Plan
Consistent, professional monitoring for frequently used homes
- Frequency: 2 Detail-Oriented Visits per month performed bi-weekly.
- Monthly Rate: $200
- Property Oversight: Full 10-Point Home Inspection (see attached) per visit.
- Trash Management: Bi-weekly bins moved to/from curb for scheduled pickup.
- Vehicle Maintenance: Bi-weekly engine turnover and battery health check.
- Mail & Package Care: Bi-weekly mail retrieval; mail collected and forwarded upon request.
- Arrange Third Party Services

Tier III Home Essential Plan
Fundamental security and monthly maintenance for the hands-on owner.
- Frequency: 1 Comprehensive Visit per month.
- Monthly Rate: $125
- Property Oversight: Full 10-Point Home Inspection.
- Vehicle Maintenance: Engine turnover and battery health check.
- Mail & Package Care: Mail retrieval; mail collected and forwarded upon request.

The 10-Point Home Inspection Protocol
- Perimeter & Points of Entry: A physical, hands-on inspection of all exterior doors, windows, and garage entries to ensure all locks are engaged and check for any signs of forced entry and/or tampering.
- Plumbing & Drain Maintenance: We run water through all faucets, tubs, and showers and flush every toilet to keep drains clear and prevent sewer gas odors. We also cycle the dishwasher and disposal to maintain seals and motors.
- Systematic Leak Detection: A thorough visual sweep under every sink, behind toilets, and around the water heater to identify moisture, calcium buildup, or corrosion before they become costly issues.
- Climate & Thermostat Calibration: We verify that all heating and cooling zones are set to your specific "Away" or "Arrival" temperature preferences.
- Connectivity & Smart Home Status: We confirm that your Wi-Fi is active and routers are functional, ensuring your security cameras, smart locks, and sensors remain accessible remotely.
- Electrical & Appliance Audit: A check of the main electrical panel for tripped breakers and a temperature verification of all refrigerators and freezers to prevent food spoilage.
- Visual Structural Scan: An exterior assessment of the roofline, gutters, and siding to monitor for storm damage, ice dams, or pest intrusion.
- Interior Environment Check: A room-by-room assessment for unusual odors, signs of pests, or drywall stress. We also ensure non-essential small appliances are unplugged to mitigate fire or surge risks.
- Waste & Logistics Management: Collection of all mail, flyers, and packages to maintain a lived-in appearance. We also verify that all trash is moved to secure, bear-safe enclosures.
- Fuel & Utility Inventory: A physical check of your propane tank gauge and utility meters. We proactively coordinate refills when levels drop below 30% to ensure uninterrupted service.
Pre-Arrival Grocery & Fridge Stocking
- Service Fee: $75 Includes up to one hour of shopping, multiple store stops if needed, and in-home stocking
- Additional Time: $50/hour
(Applied after the first hour) - Grocery Markup: 20% of total grocery cost
Applies when groceries are purchased using company funds and covers sourcing, upfront payment, and coordination to ensure everything is ready upon arrival
Curbside Retrieval (Pickup & Stocking)
Best for: Clients who prefer to manage their own budget and order via the Albertsons App.
- Service Fee: $75 (Flat fee for pickup and stocking within McCall city limits).
- Grocery Markup: $0 Waived when groceries are prepaid by the client
- How it works: You place and pay for your "Curbside Pickup" order directly with the local Albertsons. Simply designate us as your authorized pickup person, and we will handle the retrieval, transport, and stocking of your kitchen.
Seasonal Reset
Summer Refresh: Starting at $600
- Power wash decks, patios, and walkways
- Uncover and clean patio furniture.
- Set up the outdoor kitchen/grill, including propane level check and fill
- Window cleaning coordination and oversee (Interior/Exterior).
- Swap-out of heavy winter bedding for lighter, summer linens.
- Air Conditioning/Fan Check: Replace filters and verify the AC/HVAC is cooling efficiently. Clean ceiling fan blades and reverse their direction for summer airflow.
- Monitor the first cycle of the sprinkler system to ensure no lines burst over the winter.
- Seasonal pest control coordination and oversee
- Inspection of all window and sliding door screens for damage or holes before the arrival of mountain insects.
- Coordination of summer planters or fresh floral arrangements to greet the client upon their first seasonal arrival.
- A sweep of the garage floor to remove the sand and salt tracked in over the winter months.
Winter Readiness: Starting at $500
- Coordination of roof snow removal.
- Swap-out summer linens, for winter bedding
- Put away and store patio furniture
- Disconnect all garden hoses and shut off exterior water valves to prevent burst pipes.
- Schedule sprinkler system blowouts
- Stake the driveway for the plow service and verify the shovels/snowblower are accessible and fueled.
- Replace filters and verify the HVAC is heating efficiently. Clean ceiling fan blades and reverse their direction for winter airflow.
- Propane Inventory: Perform a physical check of the exterior propane tank gauge.
- Proactive Refill: We coordinate with your local fuel provider to schedule a delivery before the tank reaches 30%, ensuring you never face a mid-winter run-out.
- Seasonal pest control coordination and oversee
- Inspection of all window and sliding door screens for damage or holes before the arrival of mountain insects.
Note on Professional Services: All third-party vendor fees (such as window cleaning, lawn care, pest control, cost of floral arrangements/pottery, and filters) are billed directly to the client. Coordination and oversight of these services are included in your package.
